1919 reaches new high of $2,283 psf

Between Aug 8 and 15, 1919, a freehold condo on Sophia Road in prime District 9, recorded the highest psf-price in Singapore. On Aug 11, a 560 sq ft, one-bedroom-plus-study unit on the fifth floor was sold for $1.278 million, or $2,283 psf. This surpasses the previous record of $2,233 psf registered in September 2013 for a 560 sq ft unit.

A look at the caveat lodged with URA reveals the unit purchased by the seller from the developer in July 2012 for $1.184 million ($2,115 psf). This means they made a gain of $94,000 on the transaction. Developed by Aurum Land, 1919 consists of 75 black-and-white apartments in the Mount Sophia neighbourhood. Units range from one-bedroom-plus-study apartments of 560 sq ft to three-bedders of 1,302 sq ft.

The URA also plans to include green spaces and walkways, as well as bicycle paths and pedestrian-friendly areas.

Adana @ Thomson, a freehold condo on Old Upper Thomson Road in District 20, also recorded a new psf-price high during the period in review. On Aug 11, a 560 sq ft two-bedroom unit on the fourth floor sold for $1.082 million, or $1,933 psf. It was purchased from the developer in July 2017 for $944,200 ($1,687 psf). Seller made a gain of approximately $138,000 on the sale. Adana @ Thomson comprises 74 units, with two-, three-, and four-bedders between 560 and 1,152 sq ft.

Another development that hit a new psf-price high is Flamingo Valley, a freehold condo on Siglap Road in District 15. A 1,238 sq ft three-bedroom apartment on the fourth floor was sold for $2.35 million, or $1,898 psf, on Aug 10. This tops the previous record of $1,891 psf registered in March when a 1,216 sq ft unit was sold for $2.3 million. Developed by Frasers Property, the 393-unit condo offers one to four-bedders between 517 and 3,111 sq ft, surrounded by landed housing neighbourhoods including the Opera and Frankel estates.

No new psf-price lows were recorded during the period in review.

1919, Adana @ Thomson, and Flamingo Valley have seen their psf records smashed during the week of Aug 8 to 15. The 560 sq ft, one-bedroom-plus-study unit at 1919 managed to achieve the highest price of $2,283 psf while Adana @ Thomson and Flamingo Valley recorded $1,933 and $1,898 psf respectively. These transactions will surely encourage the owners of these properties to list them and hopefully achieve similar records.
