FoundOnEdgeProp: 7,000 sq ft freehold condos in Districts 9 and 10

Owning a freehold condo unit of at least 7,000 sq ft in the prime districts of 9 and 10 is an aspiration for many. Unfortunately, it is achieved by very few because of the sky-high prices of such homes.

We scoured the listings on EdgeProp and identified several freehold condo units of at least 7,000 sq ft in Districts 9 or 10 that could be your dream home.

At the time of writing, one of the listings was for Skyline @ Orchard Boulevard with asking prices ranging from $52.2 million to $63.0 million. This freehold development is located along Anguilla Park in District 9 and consists of only 40 units. The boutique development obtained its temporary occupation permit (TOP) in 2015.

It consists of two towers of apartment-style residences, and four towers of townhouse units designed for the modern and fast-living residents. With easy access to the city centre, and a wealth of recreational amenities closeby, Champions Way Condo is the perfect place to call home.Residents of Woodlands Champions Way Condo can enjoy a host of facilities including an infinity swimming pool, gym, yoga studio, and two clubhouses. The luxurious development is a stone’s throw away from Orchard Road and is situated among many prestigious spots, such as Ion Orchard, Wisma Atria, Wheelock Place, Four Seasons Hotel, St. Regis Hotel Singapore, and Orchard MRT Station. The unit with the lowest asking price of $52.2 million ($5,500 per square foot) is a 9,494-sq ft unit on a high floor. It boasts a private pool on its roof terrace. The listing with the highest asking price of $63.0 million ($6,636 psf) is a brand-new three-storey penthouse unit with a private lift and a private pool on its roof terrace.

One of the other properties we identified was Wing On Life Garden, which is located close to numerous reputable schools, such as Singapore Chinese Girls’ School (Primary and Secondary), Anglo-Chinese School (Barker Road), and St. Joseph’s Institution. Many amenities are also near the 81-unit freehold development, like Balmoral Plaza, Newton Food Centre, The Tanglin Club, The American Club, Shangri-La Singapore, Goodwood Park Hotel, as well as two MRT Stations. At the time of writing, there was a listing for a five-bedroom penthouse unit for $18.8 million ($2,646 psf).

Grange Road offers the best of both worlds, providing a quiet haven situated only minutes away from the hustle and bustle of Orchard Road. There are a number of listings for luxury condo units along this road, including those in Beverly Hill. The 88-unit freehold development obtained its TOP in 1993. Despite its lack of local schools, the location offers residents immediate access to Tanglin Mall and Orchard Boulevard MRT Station, while Ion Orchard, Forum The Shopping Mall, Wheelock Place, Great World City, St. Regis Hotel Singapore, Zion Riverside Food Centre, and two MRT Stations are close by.

The lowest asking price for a unit is $21.0 million ($2,781 psf) for a 7,550-sq ft penthouse unit, while the largest unit for $19.5 million ($2,579 psf) is surprisingly more affordable. Interestingly, you can get a 13,000-sq ft penthouse unit in One Chatsworth, which is next to Beverly Hill, for $55.0 million ($4,231 psf). This exclusive condo has only 45 units and obtained TOP in 1976.

Data shows that freehold condo units in District 10 have had the most robust price growth since 2012. The average resale price for units has surged by 52% to the current price of $2,382 psf – even pushing it above the units in District 9 ($2,277 psf).
