Four-bedder at One Amber sold at $2.4 mil profit

At One Amber, the most profitable condo resale transaction of the week from Aug 22 to 29 was the sale of a four-bedroom unit for $3.75 million ($2,205 psf). The seller made a profit of an incredible $2.43 million after a mere 17-year holding period. This is the most profitable transaction that has been recorded at One Amber, and beats the previously held record of $2.03 million made earlier this year.

That previous record came from the sale of a 1,378 sq ft unit, which was purchased for $919,800 ($668 psf) in April 2006 and sold for $2.95 million ($2,141 psf) in April this year. Eight other resale transactions have been recorded at One Amber in 2020, all of which were profitable.

That transaction comes in second place for most lucrative at Butterworth 8, after a 1,313 sq ft unit was sold for $2.48 million ($1,889 psf) earlier this year – this sale yielded a gain of $1.68 million.

Eon Shenton saw the most unprofitable transaction of the week with the sale of a 689 sq ft two-bedroom apartment at $1.52 million ($2,206 psf). This unit had been bought for $1.54 million ($2,233 psf) in October 2012, resulting in a loss of $18,200 for the seller over an 11-year holding period. Six other units have been resold at Eon Shenton this year, with five of them selling below the purchase prices.
