Freehold condo Botanika reaches new high of $2,535 psf

on EdgeProp.sgA new record psf-price of $2,535psf has been achieved at freehold condo Botanika located along Holland Road in prime District 10. This beats the previous high price of $2,457 psf which was sold for a 2,605 sq ft, four-bedroom unit back in May 2007. Botanika, which is a project by Premiera Development (a subsidiary of Tuan Sing Holdings), saw the new high after the Aug 28 sale of a 2,099 sq ft, four-bedroom unit for $5.32 million.

The latest record psf price is not the only high set recently – Pinewood Gardens, a freehold condo along Balmoral Park in District 10, also achieved a new psf-price of $2,443 psf for a three-bedder unit that was sold for $3.05 million on Aug 25. This marks the first time a unit at the development has transacted more than the $2,400 psf threshold and is a significant jump from the previous psf-price high of $2,228 psf. Pinewood Gardens was developed by City Developments and was completed in 1990.

Bellerive, a freehold development located along Keng Chin Road, off Bukit Timah Road in District 10, also saw a new psf-price high of $2,323 psf when a three-bedroom unit was sold for $3.9 million on Aug 24. This is a jump from the previous high of $2,192 psf from the sale of a 958 sq ft, two-bedroom apartment for $2.1 million on Feb 14. Bellerive, developed by Sing Holdings, comprises of 51 units and was completed in 2011.

No new psf-price lows were recorded during the period in review.
