Raffles Town Club site slated for future residential use after lease expiry in 2026
The Singapore Land Authority (SLA) and Urban Redevelopment Authority (URA) have jointly announced that the lease on a plot of land in Bukit Timah, currently occupied by Raffles Town Club (RTC), will expire on the 17th of October, 2026. Soon after, the land is slated for residential development.
The site, located at 1 Plymouth Avenue in District 11, measures an estimated 132,639 sq. ft. and is within walking distance of Stevens MRT Interchange. Per the statement the SLA and URA released, the redevelopment of this land will support future housing demands and give the precinct a residential character.
Lee Sze Teck (senior director for data analytics at Huttons Asia) believes the land’s location in a private residential enclave means the site will be sold for private housing use. Based on a proposed plot ratio of 1.4, he estimates that between 160-190 units, with an average unit size of 915 to 1,076 sq. ft., could be developed. The site could possibly draw in a winning bid price of over $1,500 per square foot of plot ratio.
Eugene Lim (Key Executive Officer at ERA Singapore) believes the land may given a higher plot ratio due to its location at the corner of Whitley Road and Dunearn Road. He believes a tall building acting landmark may be built and given a plot ratio of either 1.6 or a 2.1.
The Raffles Town Club site is relatively close to the Singapore Botanical Gardens, located only within a five-minute drive, and numerous schools including Singapore Chinese Girls School, Nanyang Primary School, and St. Joseph Institution.
RTC will still be operational and allowed to use the site until the expiration of the lease whereupon it must return the land to the state.
