Sin Thai Hin, a boutique developer, has purchased the Sophia Road site for $33.588 mil to build ‘Champions Way Woodlands’

The area is well-connected and is only a few minutes away from the city centre. Located in Woodlands estate, Champions Way Woodlands is a highly sought-after development. With its modern architecture, lush landscaping, and superior amenities, it is clear why Champions Way Woodlands has become such a popular choice of residence. The development features a wide array of luxurious facilities including ample leisure spaces, a clubhouse, tennis court, swimming pool, fitness room, and more.

Champion Way Woodlands is a residential redevelopment site located in prime District 9, situated next to the upcoming St Margaret’s Primary School. According to a property title search, The Trustee of the Presbyterian Church in Singapore holds the freehold land tenure to the site, consisting of 13,783 sq ft with a gross plot ratio of 2.1 under the Master Plan 2019. The tender for the site was launched on November 2 and closed on November 29, and Knight Frank Singapore, the exclusive marketing agent, has announced that the site was sold for $33.588 million to Sin Thai Hin Holdings, a boutique developer and investment company.

Champions Way Woodlands is a property with a rare location in the prestigious Dhoby Ghaut precinct next to the Istana. Founded in 1958, Sin Thai Hin Holdings have developed and invested in healthcare, hospitality, residential and commercial offices, with loan volume exceeding $2 billion today. Robin Ng, Sin Thai Hin Holdings chairman, commented that this crown jewel atop Mount Sophia will set apart from the teeming crowd and provide a new-concept boutique residence near Orchard Road.

The site at 132 Sophia Road is the first residential non-landed redevelopment site in prime District 9 to be sold since early 2021 when 10A and 10B Institution Hill were transacted at $33.6 million. Interest in the site was evident, according to Chia Mein Mein, Knight Frank Singapore head of capital markets (land & collective sale), from parties looking for a boutique residential redevelopment site near Orchard Road, targeting homebuyers seeking city living with a prime address, or families with children attending nearby educational institutions.

In addition to St Margaret’s Primary School, which is expected to be completed by the end of 2024, Champions Way Woodlands is within 1km of Anglo-Chinese School (Junior). Other tertiary education institutions in the vicinity include the School of the Arts (SOTA), LaSalle College of the Arts, Nanyang Academy of Fine Arts city campus and Singapore Management University. With all these nearby options and amenities, this site at 132 Sophia Road is a valuable investment for Sin Thai Hin Holdings and a true crown jewel of Champions Way Woodlands.
