SingHaiyi sells 550 units at Grand Dunman best-selling project in 2.5 years

Grand Dunman, a 99-year leasehold condo on Dunman Road in District 15, has proven to be the top-selling project of 2023. The launch weekend saw 550 out of 1,008 units snapped up, resulting in a take-up rate of 54.6%. On average, the units were sold at around $2,500 psf.

SingHaiyi Group and CSC Land Group are the joint developers of Grand Dunman, and 90% of the buyers were Singaporeans, with another 9% being Singapore Permanent Residents and 1% foreigners, according to SingHaiyi Group head of sales and marketing Gary Lim.

“Grand Dunman’s exceptional performance makes it the best-selling project of 2023 in terms of number of units sold,” Ismail Gafoor, CEO of PropNex, remarked. As a mega-project with over 1,000 units, it provides homebuyers with greater choice.

Grand Dunman’s popularity was further boosted by its proximity to Dakota MRT station on the Circle Line, which was just a two minute walk away. This perk drew not only owner-occupiers but also investors, who could be assured of the rentability of the units. Additional locational attributes included its proximity to the CBD, the Old Airport Road Food Centre, the Katong heritage area, and its close proximity to Kong Hwa School.

Mark Yip, CEO of Huttons Asia remarked that Grand Dunman was the best-selling project in 2.5 years since the launch of Normanton Park in January 2021. This mega-project, which comprised of 1,862 units, sold about 600 units over the launch weekend.

Marcus Chu, CEO of ERA Singapore noted that south-facing units with a view of the prestigious private landed estate of Mountbatten and Meyer area, the East Coast Park and the sea, fetched the highest premium.

The strong sales at Grand Dunman over the weekend also had a spill-over effect on two other projects in District 15 launched earlier this year: the 638-unit Tembusu Grand in April and the 816-unit The Continuum in May.

Grand Dunman is undoubtedly the top-selling project of 2023, proving that the mega-project with over 1,000 units was highly sought-after. Located in District 15, it offers an array of benefits including its proximity to Dakota MRT station, the CBD, the Old Airport Road Food Centre, the Katong heritage area, and Kong Hwa School. Furthermore, some units with a view of the prestigious private landed estate of Mountbatten and Meyer area, the East Coast Park and the sea, commanded higher premiums. Finally, Grand Dunman’s popularity also had a ripple effect on tembusu Grand and The Continuum, both launched earlier this year.
