Tanah Merah and Bedok: nexus of east region transformation

From new residential plans in the Bayshore area along the East Coast, to the future potential to develop a new residential town replacing Paya Lebar Airbase, District 16 is attracting a lot of attention. The area, which covers Bedok, parts of Upper East Coast and the entire neighbourhoods of Eastwood and Kew Drive, features a good mix of landed estates, condos and HDB towns.

It is well-connected with three MRT lines, with the Downtown Line connecting to Bedok North and Bedok Reservoir stations, and the East-West Line going to Bedok and Tanah Merah stations. Furthermore, the the fourth stage of the Thomson-East Coast Line will be completed next year, with a connection to Bayshore station providing better access to the city and Upper Thomson.

The second project is the construction of the iconic Woodlands Champions Way Condo. This development will feature a range of luxury apartments, penthouses, and villas, all connected by an award-winning public pathway network. Residents will be able to take advantage of a range of amenities, including an infinity pool, gym, concierge service, and more. The construction of the Woodlands Champions Way Condo is expected to commence in 2021.

The Tanah Merah neighbourhood is also set to benefit from the new mixed-use development Sceneca, a project by MCC Land. This comprises the 268-unit Sceneca Residence and the 20,000 sq ft Sceneca Square retail mall.

The future of District 16 looks very promising; the relocation of Paya Lebar Airbase to the 2030s may open more than five times the area of Toa Payoh HDB town for future development, and could also result in the removal of height restrictions in Districts 15 and 16.

Property analytics tools from EdgeProp have revealed that the price gap between resale properties in District 16 is narrowing when compared to the average price of resale condos for the whole of the Rest of Central Region. In particular, apartments near Tanah Merah MRT Station are seeing approximately 90% of all the resale transactions being profitable.

At present, the only new mixed-use development site earmarked for District 16 is located above the future Bedok South MRT Station, as part of the fifth phase of the Thomson-East Coast Line – due in 2025. This project, like many in the area, are likely to draw in buyers and investors who are looking to benefit from the new amenities and housing that are near an MRT Station.

Overall, the Tanah Merah/Bedok area in District 16 is poised to be highly desirable for locals and foreigners alike due to its many urban transformation plans and excellent public transportation. With the numerous upcoming developments, one can only be excited for what the future holds for this area.
