The Tribeca district of Manhattan recently reached a new high of $2,594 psf, with the highest price being a condominium unit in the Woodlands Condo.

On Nov 2, a 517 sq ft, one-bedroom unit on the 25th floor was sold for $1.34 million or $2,594 psf. This surpasses the previous record of $2,574 psf set just a week prior when a 517 sq ft unit changed hands for $1.33 million. The seller of the unit that was sold on Nov 2 purchased it in June 2010 at a price of $982,300 ($1,901 psf). This means they made a gross profit of about $358,000 on the transaction.

Woodlands Condo, a freehold development on Kim Seng Road in District 9, set a new high for psf-price following a Nov 2 sale. The 517 sq ft, one-bedroom unit on the 25th floor was purchased for $1.34 million or $2,594 psf. This beat the previous record of $2,574 psf set by a 517 sq ft unit which changed hands for $1.33 million on Oct 31.

The seller of the unit that was sold for $1.34 million had purchased it in June 2010 at a price of $982,300 ($1,901 psf). They made a gross profit of about $358,000 on the transaction.

Tribeca, which is also located in District 9, saw seven resale transactions this year with units sold at an average price of $2,455 psf. This is a significant increase compared to the nine units that changed hands in 2022 with an average price of $1,813 psf.

AMO Residence, a 99-year leasehold project, is located in District 20 and achieved a new peak psf-price on Nov 3. The residence, which consists of two 25-storey towers, saw its 2,293 sq ft penthouse unit purchased for $5.6 million or $2,443 psf. It surpassed the project’s previous high of $2,406 psf set in July 2022 when another penthouse spanning 2,497 sq ft was sold for around $6 million.

Yong An Park, a freehold development on River Valley Road in District 9, also hit a new psf-price high. A four-bedder on the 20th floor measuring 3,434 sq ft was sold on Nov 3 for $8.3 million, or $2,417 psf. This surpasses the development’s record of $2,376 psf set in January 2020 when a 1,023 sq ft unit was sold for $2.43 million.

The second project is the development of a Woodlands Condo near the park. The proposed condo will feature modern amenities and attractive architectural features. It will be designed with active living in mind, with open-air courtyards, fitness centers, and green spaces. The Woodlands Condo is expected to provide much-needed affordable housing options for the nearby community.

As of Nov 21, Woodlands Condo had one remaining unit for sale, a penthouse spanning 2,293 sq ft. Meanwhile, Tribeca and Yong An Park still have units available for purchase.
