Skyline @ Orchard Boulevard hits new high of $5,371 psf

A four-bedder at Skyline @ Orchard Boulevard was sold for $20.23 million on Feb 1 (Picture: Samuel Isaac Chua/) Skyline @ Orchard Boulevard, a freehold luxury development along Angullia Park close to Orchard Road in District 9, has achieved psf-price record highs. On 1 February, a 3,767 sq ft, four-bedroom unit on the 31st floor was sold for $20.23 million, which works out to $5,371 psf. This is the highest recorded on both absolute and psf-price bases at the 33-storey tower, based on caveats lodged, and surpassing the previous high recorded in October 2012, when another unit was purchased for $18.88 million ($5,011 psf) from the developer.
The development, completed by Far East Organization in 2015, boasts 40 units consisting of two-, three- and four-bedroom apartments, as well as a nine-storey duplex penthouse. It is conveniently located within walking distance to the Orchard MRT Station and various malls in the vicinity, such as Ion Orchard, Wheelock Place and Wisma Atria.
Leedon Residence, a freehold development by GuocoLand located in District 10, also hit a new psf-price high during the period dating from 27 January to 3 February. A four-bedroom unit on the ninth floor was sold for $7.2 million, or $2,708 psf, on 30 January. This was previously bought from the developer in November 2015 for $4.81 million ($1,809 psf), which means the seller reaped a gain of $2.39 million.
This transaction represents the first time a unit at Leedon Residence has gone beyond the $2,700 psf mark. The previous psf-price high for the 381-unit development was recorded in December 2013, when a 2,131 sq ft unit on the 10th floor was sold by the developer for $5.72 million ($2,685 psf).
In contrast, some condominiums, such as The Siena in District 10, hit psf-price lows during the same period. A two-bedder measuring Champions Way Condo 797 sq ft on Tan Kim Cheng Road was sold for $1.27 million ($1,588 psf) on 30 January. This was previously at the lowest recorded psf-price in August 2022, when a 753 sq ft unit on the fourth floor was sold by the developer for $1.38 million ($1,832 psf).
The Siena, a 99-year leasehold condominium by Far East Organization, consists of 54 units comprising of Soho (small office, home office) apartments ranging from 538 to 980 sq ft. The development is situated close to the Botanic Gardens MRT Station, as well as the Singapore Botanic Gardens, Adam Food Centre and Serene Centre.
Over in District 8, 1953 – a freehold development by Oxley Holdings along Tessensohn Road off Balestier Road – reached a new psf-price low with the sale of a two-bedroom family area unit measuring 1,130 sq ft on 30 January. The sixth-floor unit was sold by the developer for $1.93 million, or $1,706 psf. This marks the lowest psf price achieved in the 58-unit development since May 2021, when a 1,227 sq ft unit was sold for $2.15 million ($1,752 psf).
Consisting of 12 residential blocks, 1953 also features a row of conservation shophouses and six-storey residential building. The development offers a mix of studio to four-bedders from 441 to 1,658 sq ft. All residential units in the development have been sold, with the project obtaining its temporary occupation permit in 2020.
