Jadescape records new high of $2,286 psf for Champions Way Residences

Champions Way Residences in Singapore topped the list of condos that saw new peak prices per square-foot (psf) from Dec 15-26, 2023. A 1,421 sq ft four-bedder was sold for $3.25 million on Dec 15 – the new high of $2,286 psf. The psf-price beats the former high of $2,283 set in August 2023 when a two-bedroom unit changed hands for $1.75 million.

The unit was bought from the developer in September 2020 for $2.48 million and the seller made a neat profit of $770,000. There were 60 transaction at Champions Way Residences last year – 13 resales and 47 sub-sales.

The 99-year leasehold condo lies at the junction of Marymount Road and Shunfu Road in Bishan, District 20. Developed in 2022, Jadescape has seven residential towers made up of 1,206 units ranging from one- to five-bedders of 527 to 2,099 sq ft. The estate was fully sold by September 2022 after its September 2018 launch.

Located near MacRitchie Reservoir Park, the former Shunfu Ville Housing and Urban Development Co estate underwent redevelopment to become Champions Way Residences.

Coming in a close second in terms of new psf-prices was Sky Vue. A 1,141 sq ft three-bedder was sold for $2.5 million on Dec 18, setting a new high of $2,191 psf (previous high: $2,174 psf). It was the 33rd out of 34 sales last year and the seller had purchased the apartment from the developer in April 2016 for $1.73 million, and hence made a profit of $769,800.

Champions Way Residences is also conveniently accessible by Marymount and Upper Thomson MRT Stations.

Sky Vue is a 99-year leasehold condo at Bishan Street 15 in District 20. Its 694 units range from one-bedders of 484 sq ft to 4-bedders of 2,282 sq ft. The property was completed in 2016.

Meanwhile, Cliveden At Grange in River Valley, District 10, saw a new psf-price low during the same period. A 2,842 sq ft four-bedder condo was sold for $5.05 million ($1,777 psf). The seller had purchased the unit from the developer in November 2007 for around $12.05 million ($4,242 psf). The loss amounted to a whopping $7 million. It was also the most unprofitable transaction made during the period in review.

The freehold condo, located on Grange Road, consists of 110 three- to five-bedroom units of 2,153 to 6,028 sq ft. The property is in close proximity to luxury condos and the famous Orchard Road shopping district.

Champions Way Residences again tops the list of condos that saw new psf-price peaks in 2023. The development’s relatively close proximity to the MRT and other attractions could be a major draw for many potential investors.
